1. I am new here! Where do I start?

2. What houses are in Orchard Valley HOA?
Currently Orchard Valley HOA is divided into 3 filings. Click below to see the map of where your house falls within the filings. The Association is working on combining filings in order to simplify this map.
3. I want to do some home improvements. How do I get approval?
For any home projects that change the appearance of your home approval is needed (i.e. fencing, painting, structural changes, solar etc.). Click the link below to fill out the form with your request. The form will need to be submitted to Scott Stoltz, Archetectural Control of the board for approval. Please note, this process may take a few weeks so please plan accordingly.
4. I am having problems with my neighbor. How can I get something addressed?
We understand there are sometimes neighborly disputes. Most problems can be handled respectfully and we want everyone in this community to enjoy living here.
First and foremost, be a good neighbor! Please follow rules and regulations provided by Orchard Valley HOA and the City of Fruita.

Nuisance Barking Dogs
Fruita Police Department handles nuisance dog complaints. Per their policy, the form linked below must be filled out. Dog owners, please try and be aware of your pets and their noise level.
Garbage Containers
Trash cans and recycling bins must be placed off the sidewalk to allow pedestrian traffic. Bins are to be brought off the edge of the homeowners property within 24 hours of trash pickup. Currently, Orchard Valley trash pickup day is Wednesday.
Street Parking / RV Parking
All streets in the Orchard Valley Subdivision are public roads. This means a vehicle can legally park on the street in front of any address with the exception of blocking a driveway. If your driveway is being blocked, please contact Fruita Police Department.
RVs and camper trailers have exceptions. Please click below for Fruita City codes on parking.
Snow Removal
Snow must be removed from sidewalks infront of your property within 24 hours of snowfall. Houses that border 17 1/4 Rd (Mesa St.) or 17 1/2 Rd (Maple St.) are responsible for the sidewalks on those streets.
If you have elderly neighbors that you are able to assist, please do so! Removing snow helps keep sidewalks safe and free of ice for pedestrians. This is not only HOA policy, but Fruita City code.
Weeds and Junk
In order to maintain a clean neighborhood and assure home values are not damaged; homeowners are responsible for keeping their yards free of junk and maintaining a clean landscape.
Complaint Form
We encourage neighbors to try and work together to find a solution for a problem If a solution is not being reached, you may file a complaint for to be submitted to the Board for review.
5. How can I pay my HOA fees?
